Annual Dues Schedule 

The Board has implemented a formal dues schedule to be consistent in our efforts to prevent any accounts from becoming past due.  The dues cover the costs of both planned and unplanned maintenance of the association's common areas and basins.  The timely payment of dues is necessary to ensure the community can be well kept.  Our process will generally proceed as follows: 
    9/1    - Annual dues are established and notice is sent to all residents

   10/1   - Payment due

   10/15 - At 15 days past due, the account will be assessed a $25.00 late fee.  Late fees will continue to accrue at $25.00 per month.     
   11/1   - At approximately 30 days past due, a certified letter of past due balance will be sent to delinquent homeowners.  
   12/1   - At approximately 60 days past due, the HOA's attorney will send a demand letter for payment. 
   1/1     - At approximately 90 days past due, a lien will be placed on the home
